This policy describes how MHP Funding handles information collected through mhp-funding.com.
Commercial and business purpose only
This website is for commercial and business-purpose financing inquiries. It is not offered for personal, family, or household purposes, and it is not a consumer-mortgage site. Do not use the forms to request financing for a home you live in as a personal residence.
Who we are
MHP Funding is a commercial mortgage brokerage based in Davenport, Iowa. We arrange conversations between property owners, sponsors, and lenders. We are not a lender, we do not fund loans, and we do not take a loan application that asks for a Social Security number or a bank account number on this website.
Information you give us
Deal and capital-partner forms may ask for:
- Name, email, phone, company, and role.
- Property location, loan amount, transaction type, unit or pad count, and an optional deal summary.
- Optional occupancy, utilities, current lender, and current loan maturity date.
- A target closing timeline.
- For capital partners: programs, loan-size range, manufactured housing experience, and states.
- Your consent to be contacted by phone, text, and email.
Please do not send Social Security numbers, bank account numbers, or routing numbers. If a submission appears to include them, we reject it instead of storing it.
Information collected automatically
When you submit a form, we store:
- IP address, taken from the request, for spam prevention, security, and the audit log.
- User agent (the browser and device string your browser sends), for the same reasons.
- Attribution you arrived with: UTM source, medium, campaign, term, and content, plus the referrer and the landing-page URL. Those values are placed in hidden fields and saved on the inquiry.
The same IP address and user agent may also be stored on a separate activity-log entry for the submission.
Cookies and analytics
Analytics cookies stay off until you accept them. If you accept, we load Google Analytics 4. If a Microsoft Clarity project id is configured for the site, we load Clarity as well. If you decline, those tools are not loaded. The choice is stored in a first-party cookie named mhp_analytics for about six months. The site also uses a strictly necessary session cookie after you sign in to the client or admin area. That cookie is not used for advertising.
How we use information
We use inquiry information to:
- Respond to you within one business day when we can.
- Decide whether a commercial financing request is something we can take to lenders.
- Keep capital-partner profiles for our own matching. We do not publish a lender directory.
- Protect the site from spam and abuse, including with Cloudflare Turnstile.
- Operate the client portal and admin tools.
A response, an email, or a page that says we received your inquiry is not a commitment to finance, a rate quote, or a closing timeline.
Who we share it with
We share information with service providers that host the site, store the database, send email, or provide the spam check, and with lenders or capital partners when you have asked us to pursue financing and the information is needed for that purpose. We do not sell inquiry information. We do not publish submitted lender profiles.
How long we keep it
We keep inquiry records for as long as we need them to respond, to work a transaction, and to meet business-record and legal obligations. The exact retention period should be confirmed by counsel.
