Terms of Use

These draft terms cover use of the MHP Funding website. The legal entity name and any required license number will be added here after attorney review. Nothing on this page invents either one.

Business purpose only

The site is for commercial and business-purpose inquiries about financing manufactured housing communities, RV communities, and multifamily properties. It is not directed to consumer, personal, family, or household credit.

We are a broker

MHP Funding is a commercial mortgage broker. We are not a direct lender. We do not fund loans. We do not hold ourselves out as the source of credit. Financing, if any, is provided by an independent lender and is subject to that lender's approval.

No guaranteed approval, rate, or timeline

Pages, forms, emails, and conversations do not guarantee an approval, a rate, a fee, a loan amount, or a closing date. An automatic reply that we received your inquiry, including a statement that we will respond within one business day, is only a statement about our response time. It is not a financing commitment.

We do not publish a lender directory, named lender offers, lender logos, rate sheets, or broker-fee quotes on this site. Any compensation, if one is agreed, belongs in a separate written agreement.

HUD and FHA

Nothing on this site offers HUD or FHA financing for for-profit manufactured housing communities. Do not read program descriptions as a statement that those programs are available for that purpose.

Information you submit

You agree that information you submit is accurate to the best of your knowledge and that you have the right to share it. Do not submit Social Security numbers or bank account numbers. Owners, sponsors, brokers, and advisors may use the deal form. We place financing for the property owner or sponsor and may ask to work with the principal even if someone else made the introduction.

The capital-partner form is a private intake. Submitting it does not mean we will show your firm on the website or send you any particular transaction.

Site content

Program descriptions are general. They are not an offer, a solicitation where one would be unlawful, or a commitment to a structure. We may change or remove pages without notice.

Accounts

Client and admin accounts are for the people they are issued to. You are responsible for activity under your sign-in. We may disable an account that is misused.

Disclaimer

The site is provided as available. To the extent the law allows, we disclaim warranties that the site will be uninterrupted or error-free. We are not liable for decisions you or a lender make from information on the site. A court or counsel should set any liability cap before these terms are final.
